When you said "buying the homes in the parks and paying the lot rent" you mean buy the home and rent it out to someone else or live the property and learn from inside how a mobile park works?

I have been searching for mobile parks to have an idea of how much a lot cost and for how much it can be rented. but the numbers change dramatically per city (just like single homes and multy family) so in an macro perspective what is a good cap rate for a mobile home lot?

I was informed that if we use capital gains from an investment property (buy a property and sell it) if we use that money to buy another investment property. We can wave the taxes. So that's not how it works?

If I flipped a property, and use the entire gains from the sale to buy another property but that second property I decided to do buy and hold.

Do i still have to pay taxes on the capital gains from the first property?

but i dont see this product in Ridge Lending.
