I know you are asking about rents, but with the current market the real money comes when you sell the rental after having someone else pay your mortgage.  These numbers are for 2019.  I'm sure 2020 numbers will be higher when they come out.  TARR will be starting to provide rental research in 2021 - so there will be good rental data in the future.

Residential prices will continue to rise due to a severe shortage of inventory.  I would imagine the same will occur for rent as the shortage also affects the amount of available rental properties.  Currently more than 33% of listings are going for over list price and for homes under $250k that's probably closer to 75%.   This will continue in 2021 and most likely get worse (or better depending on if you are a buyer or seller) in the first 2 quarters.

Hi Michael,  What price range are you considering buying in here?   Right now the inventory is very low and most properties are going for over list price.  It's a difficult time to buy in the under $300k range.  As far as areas I would look around the HWY 40 area near the PNC arena for a good location for airbnb.   You would get rental traffic for the arena, the fairgrounds, and NC state football stadium.  In addition it's a short drive from the airport and from downtown.  Let me know if you need a Realtor to assist you.

In NC the seller is required to have all utilities connected for inspection if you are using the standard NC offer to purchase contract.

It was 4412 Brockton Drive, but it is all ready under contract.  Unfortunately multi-properties in Raleigh rarely come available and when they do they sell immediately unless they are just ridiculously priced.  Let me know if you’d like me to help you find one.

Knightdale would be ok also, probably one of the cheaper Wake County towns. Probably a little late for Garner.  It’s a very popular south side town but values are already up there.
