@Ray Danishyar Thanks for the response.  Good question.  I have multiple ways to generate leads, but wanted to explore cold calling.  Totally understand your point that I'd be going to seller instead of seller coming to me.  I may reach out to discuss further.  Much thanks!

Good afternoon. I'm looking for an outbound call service - basically a service that can make cold calls to lists of potential sellers (ultimately for wholesale purposes). What company do you use that are the most effective? What companies should I stay away from? Looking only for companies that specialize in calls to gauge owner interest in selling. Would be nice if there is flexibility in working through the "script" with them, but not required if they are experts. Thank you all!

Good afternoon! Can someone recommend a insurance carrier (insurer / insurance company) that is small business and investor-friendly? Specifically, I'm looking for commercial general liability and/or insurance that would cover completed operations and any personal injury claims by contractors. I have a single-member LLC so I'm the only employee. I'd prefer to work with an insurance company that regularly issues policies to real estate investors, as I haven't had much luck in calling around to typical insurance brokers or insurers so far. Definitely open to newer insurance companies (with solid ratings) or brokers that issue simplified policies or otherwise operate slightly differently than traditional ones, but open to traditional as well. Thank you!

Good afternoon. The question here is: how do I buy a house under the following circumstances? Owner has a reverse mortgage of $190k. House is worth about $250-260k after rehab. That ARV isn't high enough to support the profit we'd be looking for after carrying costs, cost of rehab, etc. Owner can't sell for below $190k because she doesn't have the money to pay off the mortgage. Buying this house in the $170's would definitely make the deal work, or perhaps even in the low $180's. Any thoughts on how to make this deal work would be greatly appreciated?

Good afternoon.  Can anyone recommend an app-based calculator for wholesalers?  BPP has one on desktop and it's great, but need one on my phone.  I'd like to input the typical info (rehab, closing, rehab costs, buyer and wholesaler profit, etc) to calculate the maximum allowable offer.  Thanks!
