We purchased a recently flipped cottage in June 2017 for the intended use of renting it out as a vacation home as well as personal use. Well, someone whose family owned the cottage during their childhood has made us a substantial offer to purchase it back. In the short time we've owned it, it's only been "rented" to family and friends for cash. Nothing official on the books per se. My question is what are the tax implications of selling? Do we qualify for a 1031 exchange? Does it even need to qualify as a 1031 exchange since it's a second home? Or have we not owned it long enough? We do have every intention of reinvesting the funds should we sell.

Hello,

I'm originally from Houston, but own (through family) a plot of land in Crystal Beach that I'd like to sell. Can anyone recommend a realtor? 

Also, there was once a small house on piers on the land, however it sustained substantial hurricane damage. It also wasn't high enough off the ground so we had to demo it and fill the holes a few years back. Does this bring more value our land vs other plots that have never had a house on them?

Hello BP Columbus

My husband, Francisco, and I currently reside in California and have owned a SFR in Austin for a little over 10 years. We would like to expand our portfolio to multifamily properties. I attended high school and OSU in Columbus, and my parents still reside there, so we are naturally curious about investing in the Columbus market. Particularly off-campus housing perhaps. I lived in off-campus housing myself while attending OSU, but I am curious as to others experiences on the landlord/owner side of things.

Also, recommendations for an investment savvy realtor would be appreciated.

Hello BP Community!
