I own an out of state investment property that now has squatters. Does the property manager have any liability regarding all the lost revenue and legal fees that this has incurred since the squatters took possession of the property under their management?

I'm trying to sell a house in Birmingham. Interested buyer had an inspection done, and I need several items fixed, inspected or replaced. My property manager is going to give me a quote, but I don't want to rely solely on them.  Here are the items that I need corrected. Can anyone recommend someone that can oversee these items and provide me an estimate? The house is located in Pleasant Grove, AL. Pictures are available.

@John Knisely the appraiser provided 3 comps of homes on same street. My real estate agent then provided 23 comps of homes that sold for more than 100k within 3 blocks of property from MLs.  Lender provided these comps to appraiser but appraiser didn't budge.  I'm going to repeat process through another lender. Hopefully outcome will Ben different. If u want to rub comps that would be great. PM me and I'll send u home address

Yes. I just conferenced in with their t/L attorney, and he will be representing me, not the PM.  He seems like and honest guy, but I don't trust anyone completely about anything.  If you're asking if I think the PM is behind this, my answer is no.  The PM is part of the turnkey operation that sold me the house to begin with, and I've since purchased another house with them.  They like repeat clients, and have no reason to screw them.

@John Knisely, Unfortunately they are only willing to accept the 5000.00 that they claim they already paid to someone else or they aren't leaving. My lawyer has assured me that if he thinks my legal bills will cost more than 5k then he may recommend that I pay them.  How this isn't criminal trespassing is beyond me.
