Portfolio lenders are key resource to growing your rental portfolio.  Local community banks have loan products that are not advertised to the general public.  A few years ago I had about 15 portfolio loans with a local bank in Fresno and then I consolidate them into a commercial pool loan.  It takes energy and persistence to accumulate that many bank loans.  Private money is much easier.  Debt is a vehicle for a period of time, debt is not permanent.

If it’s a good tenant I would send a guy over to fix, pay a $100 and be done with it. No sense on wasting more energy than needed.

Stretch out the contingency period so you can put the deal in escrow and have a few days to see the area

I set aside little monthly cashflow for rainy days. The largest expense for me is capital improvements when buying or tenant turnover, improvements getting property condition up to speed. My strategy is to take capital from refinancing or the sell of properties and reinvest into properties you want to hold longterm. Chunks of capital. Franklin
