From what I read, most people say the major issue is disclosure and liability. I feel as though if you disclose properly, which I intend to do, their wont be an issue.

Thanks Mike. I am obviously trying to make money, but at the same time I want all parties involved to walk away from the table happy. They cant all be home runs, so I will take what I can get!!!

I just go into wholesaling earlier this year. Closed my first two deals within the past 5 weeks. I just got my RE license yesterday. I figured it would be good to have the license for many reasons including the MLS access whenever I need it, additional source of income and the contacts I will meet. My broker knows I am a wholesaler and is fine with it. The only drawback I hear is about disclosure. I dont think its an issue at all. I have no problem with disclosing.
I would like to hear from experienced investors (licensed or unlicensed) what their opinions are on the matter. Any feedback or input would be greatly appreciated. Thanks.

I closed on deal #2 yesterday. Walked away with $5750. So to all the newbies out there that are still wondering if they can do it, I am proof. Dont wait for the perfect deal, just get that 1st deal done. Seems like the 1st deal is definitely the hardest. Thanks for everything BP!!!

I use bandit signs to attract motivated sellers. I put on them "We Buy Houses Cash Any Condition Any Situation" and my#.
As for getting buyers before before you have deals, their are buyers that do multiple flips at a time and are looking for good deals all the time. So even if you got an investors number a couple months ago, as long as you have a good deal, they will be interested (granted they are willing and able to close).
Also, when I get a property under contract (im a wholesaler), the contract states that the $10 I give the owner gives me a financial interest in the home. That allows me to market the property. Make sure you consultant a local RE attorney.

I didnt close on that deal yet. There were some issues with the title due to the owner having inherited the property but i am still working on it. Have some other deals I have been working on that look very promising. I will definitely contact you if I have any issues so you can put me in contact with that attorney. Thanks Steve!!

Not at all. It was a good deal (even after my fee) and thats all the buyer cared about.
