This is not 2008... this is not 2008 ... this is not 2008. Loans are not built on fiat BS, inflated appraisals, and pay option arm negative amortization death marches. Every loan since 2010 has had verified income. Home prices are bolstered by demand, inflation, jobs and earnings. 

Did you know there are 1,000,000 more people living in Los Angeles than in 2008? All those people are buying gas, snicker bars, beer, lap dances, newspapers (still), water bottles, BBQs, TVs, and Lakers tickets. They also need places to live and homes. This is the real cause for increase in home values in my local market. So no... we're not in a bubble. No we're not going to see a crash in Real Estate here. 

We have Lebron James, two new NFL football teams and the 2028 olympics to prepare for. Plus a resurgence in film made in LA. We might flatten out with the rest of you, but we will push through and we will not go down. LA has too much going on, too much draw from the entire world, too much good weather. And we always have 60,000 new wannabes getting off the bus to become actors with daddy's money and the $2,000 they have saved up pumped right into our local economy. What a beautiful thing.

@Michaela G. I cannot agree more. The backlash has been kind a weird. Like... nothing I said was against anyone, just trying to find a more streamlined way to move things forward and enrich the community and not take anything away. Us veterans would still be on the same platform and still offer advice where it is needed. I'm just suggesting there must be away to provide a better platform to entice more accredited investors to join and take part of places where people can make deals. That's all.

@Scott Trench I think starting with a PRO only marketplace would be the easiest start. It would drive more revenue for you and it would limit the amount of white noise that free accounts provide. 

I agree with @Jay Hinrichs and others to make a higher level account level like a "Mastermind" level that is more exclusive and take a review process to be invited or to be a part of. Then, with your new revenue dollars you can go after accredited investors and help bring them in for the people like us who have helped shape and build this community. 

@Jeremy Roberts Lastly my friend this is not an attack on New investors or those who want to learn. No one wants that to go away but as BiggerPockets evolves and has evolved it has created a void for more experienced investors and individuals who are operating at a higher level. BP should cater to us all and in no means will you be left in the dust. It should be a great place for all of us. I am simply addressing something that clearly is striking a chord with many of us out there and is something that has been boiling in the ether for awhile.

@Jessica G. the problem is the good information and real deals that people would be looking for get lost in the mire with millions of questions and regurgitated terrible deals which has turned off many investors from participating. It's not about what you see... it's about filtering so only clean, non abusive, strong deals are presented and cut down the white noise. Streamline the process and make it more enjoyable for deals to get made... that is the key.

@Bob Prisco I have met a lot of great investors who have invested in my projects from this site. Don't get me wrong I find the value in it and it this is a great site for it, but I have just noticed it has gotten watered down lately is all. It would be nice to have a more experienced portion of this site that is more geared for people like you and me is all. 

I honestly don't have complaints, more like suggestions and observations.
