Hey all,

Looking to invest in a few properties in the Arizona area. I've been recently thinking a lot about turnkeys and thought they might be a good investment in a good area. I was wondering where are your go-to sources to finding turnkeys? Most sites that I go on like Zillow etc. don't have an option for that.

Hey BP! It's been a while since I've been on this site. I'm back and saw that there has been a lot of changes. Good changes!

Anyways, I've been actively investing in real estate as well as working hard as an agent. One thing that really worked well for me is surveying my past customers and contacts. It really helped me understand what type of properties they were looking for and then I always send an automated follow up email to ask for referrals.

This is the approach that I took:

- I choose to use the survey app  Yesinsights because it allows me to just paste surveys within my email. With the other apps that I've used before (google doc , surveymonkey), they always force users to click on an alternative link to complete the survey. - I create a simple survey within the app and ask a basic question. For example, if it was a previous customer, I would ask them how they are enjoying their new home. 

- The good thing about Yesinsights is that it allows you to create an automated responder based on the survey result, so for example if the customer selects that they really enjoy their new home, the app will trigger an automated email asking them if they could refer a friend :)

- I also collect emails on a blog that I write on and I use the same app to survey all my subscribers to see what type of homes they are looking into buying.

Talking to my customers and subscribers allows me to gain a lot more insights in what my customers want. This along with blogging and a lot of networking helped my career a lot! :)

What are some must have softwares/tools/websites/apps that you guys use on a daily basis that really helps with closing deals, keeping organize, or just for personal entertainment? :P

Hey BP!

I've been out of the real estate scene for a little bit, but now I'm back and studying for my RE license in Cali. I do have a question though. Let's say I'm a licensed real estate agent and have access to a MLS system, but I don't want to join an agency like century 21, KW etc. and instead find my own sellers/buyers. Is it possible that I represent them without an agency or would I need a broker license for that?

Yeah, the more technology the better! I hope they fund some sort of listing software so we dont have to pay brokerage fee anymore :P
