I am 50 years old male and starting to put a plan into action.

  Rented my place in Fl. for $ 500.00 to 600.00 in cash flow. still owe 100 k it would sell today for 175K.

  The plan is to buy multi/ duplex near my family in Syracuse NY and in SW Florida.  Live in and rehab rent and do it again , somehow pulling monies from equity/lines of credit/ Heloc's if possible. and not my retirement portfolio. 

  Back in the Day.... I have had exposure  to all of this , but times have changed and I was just wondering if I should stay with it, or look to flipping , which  i can get my head around, or ? Wholesale,  did that too, but i think what i know is now semi illegal now.

 Time to get out of the stock market and do my dream!

Thank you Michael for the seasonal rental idea, the property is in a good location for it, just have to run the idea by the HOA for approval. thanks again

looking to turn my townhouse property in Boca Raton Fl. into a rental for cash flow or very early payoff. I have limited real-estate  knowledge except for what they taught me in real estate school and three years as an agent. 

I feel this is the perfect time for me to start with rentals as a way to secure my retirement . 

I have been exposed to flipping and lease to sell ideas.  I guess i am open to anything but right now I need to get the ball rolling with the property I have.
