Sherwin Williams has a popular color called keilm beige. I use it in satin with white trim. Looks good. The black shutters and door is a nice accent but not nessicary for rentals

@Dallas Peters I typically am looking for deals in the city limits and under 100k. Similar to Scott, I would be open to anything that makes sense. Spots I am most interested at Southlawn, Gables, Avondale, Olsen, Paramount, Oakdale, and the nearby spots.

I am doing a pretty big remodel project. Currently the house has a typical 1950's wood lap siding. It is getting a new roof, and full exterior paint job including trim. I want to keep the colors of paint and singles very common and timeless as possible to attract tenants and allow for good resale when the time comes. Does anyone have suggestions? 

Im thinking Dark Charcoal/black roof, white trim and _________ as at the main color. The house next door is grey and white.

I have a family member that is looking for house in the Flower mound or Carrollton area. I figured a wholesale property or even a mostly flipped home could be great. It might even same someone their realtor commish any allow for everyone to get a better deal. Let me know who the legit people I could refer them to.

@Curt Davis Does your wife have earned income? How did you distinguish you owning from her owning? This might not be possible in Texas because we are a joint property state?

I am seeking opinions on pricing in the Lewisville, tx area. My sister in law currently lives there. They are trying to buy their first home and I think their realtor is giving them terrible advice. They aren't super money savvy and I'm trying to do my best from a far to protect them from a bad first home purchase.... Mostly overpaying. I hear the market is hot there and homes are only lasting a few days. They aren't trying to get KILLER deals, just not overpay. Therefore, if you know the area, what's a good retail price for these two homes: 323 Ashley Oaks Ln Lake Dallas 701 Knollridge Dr Lewisville

@Pedro Preciado Everything Scott told you is true. He knows what he's talking about on this area. If you get these major things done as a part of your contract without adding much to your price you'll be okay. What I was concerned about was that you were spending 44k and have some major issues. 

As for markets, I am a BIG believer in investing near home. I know there are advantages of investing in markets not near you (notably: diversification, and trying to capture a good market. My thought it that Amarillo is good, but if i have anywhere in the USA to pick, it wouldn't be in my top 5. On the other hand, if you have a proven system you can model, thats a major upside. A big reason why I am investing in the area you are looking at is that it is 10 minutes from my house, and I have a few people that have been doing this for 15+ years that I can copy their model. Its proven. The shaky part is, I don't feel amazing about this area in the 15-20 year range. With that said, I don't hate it much, because I have 3 houses within a mile of this one and would buy another if the deal is right.
