These are good questions.

I’m not sure if $100k is realistic in San Antonio so I may need to adjust my expectations and raise some more money. That’s one of the things I’m trying to figure out. I don’t know how much off-market properties are going for and would appreciate any insights here.

It is my understanding that a real estate agent can provide more value than just finding the deal, such as getting comps, providing referrals, helping me to understand different neighborhoods, etc. I want to work with a team over the long run and this is a core part of one. Am I wrong here?

I own a business in California and am familiar with CA franchise taxes. My plan is to create an operational LLC based in TX to start, but I want to be thinking with the end in mind for asset protection down the line and have a strategy in place as I acquire more properties. I'd like the advice of an attorney on the best way to move forward regarding business entities.

Hello! 

I'm getting ready to buy my first rental property and am narrowing in on the greater San Antonio, TX area. Planning to BRRRR a single family home (or duplex if I can get it!) and buy with cash. I'd like to be all in at $100K or less if possible (is it possible in this market?). I'll be building a website and doing direct mail to find deals. I'm in SF.

This is absolutely fantastic information and a great discussion. Thank you all for your contributions. I'm getting more excited about potential opportunities in Lubbock, El Paso, and San Antonio and I will focus my research there over the next few days. I love the advice to pick 3 markets and dive deeper. I'll keep posting what I find.

I just always had an idea that San Francisco was a beautiful city and I wanted to live here. So I took the plunge about 7 years ago. I've been really happy here, but it is certainly way out of my budget at this point for real estate investing!
