Can I ask a question on here and post the name of the company?  I will if somebody says that's ok.  I don't know the rule on that.

Basically what I want to ask the community is if they've ever used this brokerage company that I came across on the internet.  I want to post the name and get feedback.  They have some pretty amazing products if they are legit.

i just had a friend today tell me i should flip only because "what happens if all of your tenants decide to leave at the same time"?

Really dude? 

1. All of their leases end at different times of the year and some are on multi yr leases.

2. What are the odds every tenant leaves at the same time?  Like its orchestrated. But even so,  i have reserves.

3.  That's a poor correlation to begin with lol.

I tend to think most horror stories you hear from friends or even a friend that took a flyer on a rental once was because they broke 1 or more cardinal rules. 

They rented to family or a friend. 

They bought a sob story.

They didn't screen at all.   A guy i work with took a person in that had no job, but expected the guy to pay 1k a month. Uh, what?  He sold his 2 rentals off because "tenants suck".  Uh well yah, non-paying tenants sure do suck lol.

This is an awesome thread.   Thanks for starting it and sharing, sincerely.

NOT acting in 2011 when I saw the opportunity.  We bought our primary home in December 2010, but didn't pursue buying investments.  What a shame.

go to zillow and type the address in.  Look at the subdivision and maybe surrounding subs.  Using zillow you can see what's for rent as well as sold homes in the immediate area (narrow down to recent,  maybe last 6 months).  Rentometer.com has good rental info but can be old info if turnover is low.

Visited with an agent upon a recommendation from my loan officer.  Asked her to show me 3 properties in The Woodland that I'm interested in.  The whole time she kept trying to convince me to look at a few properties in Spring (nearby, but NOT The Woodlands; locals know what I mean).   Very uncomfortable since I told her I'm only looking in The Woodlands, she wouldn't listen.  Found out later that she was the listing agent on those properties in Spring, so was trying to steer me to those to get double commission.  Will NEVER contact her again, although she already mailed me a calendar with her scheming face on it.  Threw that away real quick.

I'll keep looking until I find an agent who will LISTEN to what I want, ACT professional, and heck even RESPOND to an email.   Who thought this would be so hard?

 And its unfortunate because after 3 bad experiences in a row you tend to start thinking we are all this way.  We aren't,  but that's why articles like the OP referred to get written.  

Sorry to hear you are dealing with that.   I dealt with the same thing.   You would think agents would be jumping at the chance to respond when money could be made soon.

@David Roberts Characterizing most of us as liars and scammers is a blatant misrepresentation, and it is offensive!  I have worked with so many great Realtors over the years, that would be heartsick to read your post.  I don't pretend we are all great, but common!  

I think smart Realtors go where the business is. If REO is where the lions share of opportunity is, then that is the direction I am going in. If the business is working for conventional Buyers or Sellers, then that is the direction my business is. Successful Realtors smell opportunity and shift their business and their education in that direction.

When REO was hopping in my area, I became an REO Broker. Now that is dead, I went back to working almost entirely for conventional Sellers. Working REO was one of my most challenging endeavors. It is very difficult, and really made me a much better Broker. I have a small, no name brokerage. I run a very good and honest business, as do all of my Agents. @Russell Brazil Your classification of small brokerages is surprising.  I very carefully pick my Agents, as they are representing my local brand.  Some franchises just take any agent that has a heartbeat.  Their are bad apples at both small and large companies.      

@Jerusha Holder The difference between a successful and unsuccessful Agent usually circulates around intelligence and ones ability to priorities and discriminate between who is a worthwhile Client, and who is wasting your time and knowledge.  I am not saying their are not bad apples who are licensed Realtors, but you have an opportunity to be one of the best!

Hi jay, im just stating honestly from my experience. I don't think i said every realtor was bad.   I think in my original comment i said most were and followed that up with "at least that's been my experience ".  We can only go on our experiences,  and guess what a homeowner with 1 bad experience is going to tell you?  Or writem

 I don't know what to tell you.  Lol. Maybe its not that way everywhere.  Maybe it is.   I am not in your market and you aren't in mine.  Last time i checked though, in this industry and life in general,  where there is more money there is more deceitfulness.  But you appear older than me and probably wiser.   Definitely more successful. 

My experiences that I've stated have come mostly being a client.  It wasn't until i became an agent and got to deal with other agents as an agent that i saw what went on from a professional standpoint and i think Mindy said it best already.  It doesn't take long in the industry to figure out you gave to be cautious.

Jay, in your second to last paragraph before you called me clueless that's what ive been trying to say!  I think we are saying the same thing and somewhere along the line someone thought i said every agent sucks.  I agree its humans in general,  not just this industry.  I also said that before,  but as with messageboards, people like to pile on. Oh well.

Before I was licensed, I worked with many agents. I never worked with an agent more than once until I finally found one who did what he said he was going to do. I used him for the remainder of my time in that area. He is in the West Suburbs of Chicago, if anyone is looking for an agent in that area.

There is a low barrier to entry in this industry and many people perceive it as "easy money." Once you start working as an agent, you will see that it takes an awful lot of work to close a deal, in no small part due to other agents who have somehow managed to represent the other side of the deal, thinking this is an easy job and not following through, answering their phones, getting you the information you are requesting.

You will meet exceptional agents, who go above and beyond to get the deal to close. You will meet people that you cannot believe remember to breathe frequently enough to sustain life. 

@Jeff Rabinowitz gives great advice. Behave as if your reputation depends on it, because it does. Good luck!
