Yes, thanks for the responses they were helpful. I get that you can get into trouble just using rules of thumb but I think it helps to have a baseline from which to compare.

Thanks for the insight Mitch. What kind of radius do you find you are comfortable with for investment decisions (ie county, zip code, city, etc.)?

I understand that the details of every deal will be different but I'm guessing that there are some guiding principles the most successful investors on this board use. Other than the rules of thumb I originally listed what metrics are investors using to define successful buys (ie smart buys) in the current real estate market?

So I'm familiar with the 50% Rule, the 2% Rule, and that I should be buying at no more than 70% of retail value. Are there any other "standard" rules of thumb that are used by real estate investors?
