Yes! I have sent out my 3rd lot of yellow letters. I had my first phone call last week! She was not interested in selling, she just wanted a price. In the end she was not interested.

Then... I had another call, and he is super keen to sell. I am hopefully putting it under contract this week and I will wholesale it.

I am soooo excited! Thanks for all the encouragement so far.

For my first encouraging story, or not so much, I would like to add, I have learnt my first step... Find a niche, learn from it as much as you can. Don't stray from it, follow your target market, follow what you have learnt. Otherwise it will make you want to learn everything at once and you will not move forward as quick as you would have hoped.

This is sooo in the too hard basket for me, anyone who would like to take a look, to maybe buy, here it is. They are looking for a cash buyer, willing to sell at 80%ARV (Claiming no renovations needed, therefore I have informed them that it will be at least $5000 for paint and carpet.) If you are interested, I will forward you their details and you can decide if it is worth it for you. I am in this game to help people out, plus make some money when I know it can be made. This is out of my league to make money, so if you want to take a look to help these people, I will just pay it forward. Do something good to create good karma so when it is my turn to make some money, it will happen. Message me and I will forward the details for this property in the next 14 days, then I am done. Then I will move on... Next.

Thanks @Terry Royce for questioning. That was something I have learnt through people on here, but obviously may not be the case. Please clarify if I am correct or not... anyone? I/we are still in the learning stages and would love to learn how to do all this legally.

Thanks for the questions @Marc C. (I have a mac, I still have not learnt how to put a mention in properly....please help me learn) I will give you a message. 

For all others, I can not find it on Zillow. As for findcompsnow.com I can only see comps in Glorieta Which is half way between Santa Fe and the property.

Satellite view looks like it is in the middle of nowhere. Just a dirt road with a few properties left and right. 

Dont know about subdivision... Maybe?
