Usually you can get gas meters for each unit but it costs $$$.

NO....always set up an LLC even for one NOO property. This is my opinion but its safest. If you plan you can get the LLC finacing from the get go as well.

I set up my LLC then buy...and I can do the purchase in the name of the LLC as well.

We can lend hard money in Oregon.

We are still doing stated income loans loans in the following states: CA, NJ, NY, GA, MA, TX, WA, CT, DE, MA, NH, PA, RI, NY & FL. Other other states case by case. Rates are in the mid to high 4s at best...higher with longer terms. We specialize in niche loan products for example: non-warrantable condos, loans for foreign nationals, condotel financing, and have private/hard money starting in the high 8% range! We can also finance up to 15 properties with mortgages for real estate investors.
