Post: Can you compare a 1 story home to a 2 story home?

Hey, I came across a property that doesn't have any comps with it's style. It's a :

Ranch style home.

3 beds 2 baths

1092 square feet 

So I did filter my search from with in the neighborhood and checked out what was sold in the past 6 months. 6 good comps came through but they are all 2 story homes but have very similar square footage. All with in 1000 to 1200 square feet. I seen the market value of the neighborhood and it seems that every homes value is going up there. 

 I would like to get it under contract for this property but since there isn't any comps with the same style home. I don't know if getting it under contract is a good idea for this property.

Does any one have experience in this?

did anyone get a property that was in a similar situation as this? If so what is it that made you pull the trigger to get it?

and if anyone is wondering I'm doing a whole sale on this one not a buy and hold.

Hey Everyone

 I am Wondering if anyone knows any experienced realtors in the state of Georgia, trying to find ones that works in the Atlanta area, Douglasville area, Cobb County area, Dallas County and Bartow County area 

@Donald Capwell Yea I thought about taking the time looking into the screening process I am not there to start looking for tenants yet but when I do I am definitely going to take the time in doing this process. Thanks for sharing.

Hey everyone I am curious of your first time experience when it came to selling or renting your real estate house. What were the steps you all have taken, did you use craigslist to sell or rent the home, worked with real estate agents to find tenants for you or did you all market the house out there yourself and what is it that you guys do now that works best for you when it comes to finding great tenants. 

Would like to hear every ones experience on this. Thanks
