Rick Hungate, I have some experience. I currently have 6 single family homes and an empty lot with a storage shed on it. I grew up around rentals with my dad owning several pieces of property including a few apartment buildings. He has sold off most of his but I started buying back in 2001. 

Steve B.  I like it. I have found a lot of good ideas and hoping to get to know a few people and learn more. I seek knowledge and I hopefully found the right spot

Scott Dixon, I am currently investing in the Centralia area yes. I don't have a lot of money and my main income is decent but I have been buying fixer uppers and do most of the work my self. I then leverage them to buy the next one. I was looking into possibly wholesaling or flipping a few to generate short term income. Then using that money to purchase more properties for rentals.

What do you guys do about lazy renters. I have one that keeps a really messing home and drives up in the yard so she can park next to the door. The home has a garage and she chooses to use it for storage. The only problem with her is that she pays her rent and has been there for a few years so I hate to evict her. I've given her several warnings about driving in the yard and her lease is up and is a month to month renter now. What would you do?

Do you need to give them a notice of inspection. I normally try to do an inspection every six months but some renters seem to never be home and send the money in. I don't like to enter their homes unless its an emergency without someone home.
