I learned a lot just from reading all your comments. I have very limited experience and knowledge on real estate investing. I had a two family unit in Quincy. I sold the property because the price was so great last year. I am looking to buy again but real estate prices are so much higher. It's hard to find good multi family that will cash flow. I am considering cheaper neighborhoods so they will cash flow but I am worried that they won't appreciate in value like Quincy.

I am looking to buy a rental property in MA. I know rental properties in Boston and it's surrounding towns are expensive. Is buying rental properties in less expensive towns (e.g., Lowell, Lynn, Fall River) a good investment? I will even consider Rhode Island but I don't know too much about it. Thanks for reading and any advice is appreciated!
