Hi Theresa,

Thank you for sharing this information—it’s really helpful. I’ve come across details regarding the Prohibition on the Purchase of Residential Property by Non-Canadians Act, and it seems there are exceptions for buyers with a valid work permit or for properties outside Census Metropolitan Areas (CMA) or Census Agglomerations (CA).

Do you know if certain types of work permits are more favorable for this purpose? For example, would a temporary work visa qualify? Additionally, I’m curious about how this would apply to properties in provinces like British Columbia, Alberta, or Ontario. Are there additional conditions or taxes to consider when purchasing in these regions?

I’d greatly appreciate any insights or experiences you could share on this topic.

Thank you again for your help!

Hi everyone! I’m currently exploring real estate investment opportunities in Canada as an international investor. One of the key challenges I’m facing is understanding the financing options available to someone without Canadian residency or a local credit history.

From my research, it seems that a 35% down payment is often required, with interest rates around 7.5-8.5% for non-residents. However, I’d love to hear insights from the community:

1. Are there specific lenders or institutions you’d recommend that cater to international investors?

2. Are there strategies to reduce the required down payment or secure better mortgage terms?

3. Any experiences or tips on navigating financing as a non-resident would be greatly appreciated!

Also, if any mortgage brokers or lenders have expertise in working with international investors, I’d love to connect and discuss further options.

Thanks in advance for your guidance and help!

Hello everyone,

I’m currently exploring opportunities to invest in real estate in Canada, specifically in the Osoyoos, BC area. As a non-resident, I’m finding the process challenging due to factors like high upfront costs, foreign buyers’ taxes, and financing limitations.

I’d love to hear your advice or experiences regarding:

• Strategies to manage the high initial costs and foreign buyers’ taxes.

• How to assess the viability of investing in resort properties, such as those in Watermark Beach Resort.

• Any tips for navigating financing as a non-resident or alternatives like seller financing.

If you’ve been through a similar situation or have insights into the Canadian market, I’d greatly appreciate your input!

Thank you!
