The property was previously rehabbed in 2010 just needs minimal repairs to bring it back to a sale condition. Good point about the overhead i did note factor that in.

Am a new investor been stuck at analysis paralysis for about two years and know it is now or never.
This is my first deal and post.

A wholeseller has a property for assignment here in Hillsboro Oregon and after negotiations on the price settled at $145,000 (original price $155,000), this is a rehabb property with repairs of about $15,000. I have hard money lined up willing to put upto 65% ($130,000) of the total purchase, rehabb and closing costs. Total cost is $182,000.
The ARV $200,000-$210,000.
Potential profit is $18,000-$28,000.
My biggest stumbling block is i need to come up with $52,000 the remaining balance.

Any suggestions welcome.
