Does anyone know of short term rental rules/regulations in Birmingham, Montgomery, Millbrook? My partner and i are ready to purchase and need to be share it is legal to have an STR in these areas and what needs to be done to be legal.

I joine a mastermind where we focus on learning everything there is about short term rental investing but i'm in a situation where I have 0 capital and bad credit. I'm working on learning how to partner with people for the capital and loan but i keep having doubts about everything because of my lack of funds. What would you do in my situation? Continue to look for partners to work on locking in a profitable STR deal or learn more about propetry managment to raise funds before going into investing? I need to generate income now! and it is hard to figure out what will get me to do that. It won't happen through my job since i use majority of that money to just live.

It becomes difficult to compare deals when some are cash, some are 10% down, 20% down, this interest rate, that interest rate. The biggest growth opportunity is one unit is still a long-term rental. It was freshly remodeled along with the others. All it needs is furniture to see a big boost in income. These are all licensed rentals. The remodeling was done with permits by licensed professionals. Everything inside is new. Flooring, cabinets, appliances, bathroom fixtures, etc. Roofs and furnaces are in good shape. AC units are brand new.

Long-term works fantastic in that area. The demand is high and supply is low. I spent a lot of time working on the rentals myself. Every day multiple people would ask us when the properties would be ready for rent.
