Post: Interior Walls in Philadelphia Row House

Hey guys!

Anyone have experience renovating row houses? This is my first row home and I'm trying to determine if the wall between the Kitchen and Dining Room is load bearing.  

I checked out the basement but directly under the wall is the wall that separates the Garage from the house.  

I really want to open the space up and turn it into a half height wall but I'm stuck.

@Nicole Pettis can you recommend a specific brand.  I see a few that seem to be popular at Home Depot & Lowes like Bathworks & Rust-Oleum but I have also seen reviews stating that people should avoid those brands.

I have heard the concerns regarding slipping and I see that Bathworks now offers a slip resistant additive.

Also, has anyone used these products on the tile surrounds or a backsplash as well as the actual tub?  Any difference in quality with the different application?

Post: Best Entry Method for Two Philly Buy & Holds in Preforclosure

Hello BP World!

I'm looking for feedback/ideas on the best entry method for these two buy and hold duplexes in Philly. Both are five months behind on the payments, so my initial thought was to buy them subject two, fork over the $10K to bring both loans current, and then use a HELOC to repay myself the $10K.

That got me thinking though.  Is there a way that I can acquire these subject to without paying the back payments?  I'm thinking a loan mod might work but I've never done one.  My only other idea is to secure my own financing and buy them via short sale.

I would appreciate any and all ideas.

@Rene Martinez  Thanks for the quick response!  I actually figured it out after five YouTube videos and an hour of banging my head :)

The problem was that the lead was being created and the subject line was pulling  into Podio but the actual body of the email containing the link to verify was not pulling over.  When I discovered that I could set what info would go where I actually found an option for "body of email". Once I set that to a specific field it worked perfectly!

I followed all of these steps and podio did create a new lead based on the verify email address email that google sent.  The problem is when I open the lead there is no link of ability of any kind to verify the email address.  Thoughts?

Post: Electric Light Switch Sizzles, Sparks then Smokes

All,

I preface this post by stating that before proceeding with this deal I will ABSOLUTELY have an electrician check out this house.  However I thought I would toss this up and see if anyone has a theory as to the issue and possible severity.

I believe the house was built in 1961 and it looks like they had the fuse box switched over to a breaker panel in 2002.  I was touring the property and flipped on the switch to the hallway light. After a moment I noticed a humming noise and the light went out.  I turned the switch to the off position and noticed a small amount of smoke coming out from behind the face plate.  I turned on my video camera and repeated the process.  If you check out the YouTube link you can see a blue spark from inside the switch and then the puff of smoke when I turn it off.  Here is the link:  https://youtu.be/6wLlTPAeNLw  

My first thought was aluminum wiring but I didn't think they started using aluminum wiring in houses until the late 1960's. I was also very surprised that the breaker didn't trip!

I would love to hear from anyone who has had a similar issue and what the outcome was.

@Jerome Brabham  What type of properties are you looking for. Single Familes to flip, SF Rentals, Multi families, Condos, Townhouses, Etc... ?

Your local knowledge of the area will serve you well.  I recently relocated to the Fair Hill part of Elkton and while I love it here, my lack of knowledge in this market has been a hurdle.
