@Patrick Wheeler That's also a good idea. Tbh, because of all the feedback I'm considering my decision on what I want to do. Definitely need to do some thorough research for contractors in the area but i'll definitely be trying to structure the payment method to where I pay for the full work after it's all been done. 

@Matt Leonard I'll most definitely be walking the contractors through, especially when I'm getting quotes. Also a possibility I take off work or just work from home a couple days at the start to get a feel for what there doing. A lot of valid points brought up here. Thanks.

Still getting used to the forums so I have no idea how to directly @ people, but thank you all for your input! I appreciate it alot.  As of now, my approach is to see if the listing agent has any good GC's out in that area that he trusts. If not i'll definitely pass on the deal, if he does I'll probably at least go check out the property to get estimates on it. I'll keep you guys updated.

 Ok, sounds good. Also, what makes someone prepared to do flips besides having a reliable general contractors, real estate agent, finance?

I'm currently looking into investing in my first property and doing a fix and flip. I've been able to find a property that's selling really low, so I see it as a great opportunity to get my feet wet being that the risks is low (finance wise). Only problem is the property is 2.5 hours away, and I work a 9-5. I'm getting push back from my Dad that I shouldn't do it which has me second guessing. His reason being that for the first property I want to be close by just in case there's something that comes up with the contractors who are doing the work. 

Does anyone have any experience where they had to just drop everything and go to the property they were fixing up to deal with something? My thinking is, if I have nothing to do with the actual repairs, what would they need me to come out there to do? Any and all feedback is welcomed.

I'm looking for a reliable way to get repair estimates on a property in Pawtucket, RI. Getting a contractor is the most obvious but I'm not from the area so I don't know which contractors would be better to work with. Figured asking here I could get better feedback than anywhere else. 

If you usually get your repair estimates another way, other than DIY, feel free to share, l'm open to suggestions.
