found some vacant properties having trouble locating the owners don't have money to purchase fancy software and not a licensed agent so I cant access the MLS any advice would be welcome

Just starting out in wholesale and have contacted other investors in my area my question is how do I go about getting a contract for a property if I find something that my investor is looking for walk me thru step by step please..
