Quote from @Nnamdi Mowete:

Hello. I am from Delaware. Things have dried up a bit when it comes to multi-families in Delaware. I am considering investing in Penns Grove, NJ. Does anyone know if the demand from renters is high in this town or the area? The home I am interested in has renters now, but I am concerned about what happens if they leave. Is it hard to find renters in this area? Thanks.

 Did you take the leap?

Hi @Felix Maldonado

The caveat here is that I am new to this and not sure what's customary for lenders to provide upfront. That said, I searched on the Better business bureau site but they aren't listed there. Their LinkedIn is sparse, with only 6 employees and no reviews/followers. I think your best bet is to ask for referrals/deals that they've done in the past 6-12 months if your concerned. If they "can't" or don't want to, perhaps proceed with caution/move on. I'd be interested in what others' thoughts are. I'd be interested to know how it turns out.

Asked for referrals twice. Never got them. Either they don’t have any yet or are hiding the truth.

Thank you! I also checked BBB and stopped there. I then saw a few recommended on this site I can feel better using.

an opportunity popped up. $50- $60k best case scenario for a spacious home for 4 (Wife and I + 2 kids) and to invest into a buy and hold? House hacking not an option.   Should I do 50/50 on each?15k on 3 different properties?

What would you do (in this exact scenario). S. Jersey area

Not looking for a dollar amount but generally speaking. Reinvest all or take a small percentage for self, savings, personal?

I'm looking at for my FIRST property. First and foremost this is in a rough city but its on a mainstreet so I feel it helps. Its local to me and I feel if I can add add add a fence and add surveillance if need be it will be a valuable asset.

3BR upstairs and a Babershop downstairs. It would need some rehab but if I can steal it at the right price I feel it would be a solid cashflow. I crunched some numbers but there is no offer or anything.

How do you feel about inner city investments?

What are more things to consider?

Any and all feedback is welcome! Thanks
