anybody still doing msm as far as marketing? i've gotten a little bit of interest but i get capped out using a google voice account? looking to greatly boost up this marketing side!

Christopher Phillips thanks so much for your advice I did exactly that and managed to scheduled a couple of property showings tomorrow! Starting out there's a lot of key points I hadn't really accounted for as far as finding an agent! But thanks to the advice I was able to find what looks like a great agent and send over proof of funds ,as well as a general criteria that I'm looking for to solidify my interest??

Brandon L. Buyer representation ,but I'm really trying to be able to walk a property from the inside rather than make a repair assumption from outside?

Michael Herr thanks for the heads up originally wanted to walk through with my Gc to see wether it'd be a good investment . Unfortunately with starting out I'm limited to that price range without going through a hard money lender or private capital (which I'm not opposed to if the return exceeds the cost)

Robert Whitelaw completely understand that aspect! And that definitely sheds some light on the situation? Would never want to waste anybody's time ,especially considering their livelihood! Being an investor especially coming in I want nothing more than to build a healthy relationship with a realtor!!

Christopher Phillips one of the bad points I guess is that the properties I'm inquiring about are on the lower end >70kin par because I'm paying cash ,and because I am a novice investor? I get the confirmation emails but no reply after that??

But on flip side ,I haven't even gotten to submitting offer ,I have a general contractor ready to inspect some off the properties ,I just need to actually walk through and see if they would be good flips?
