I am looking for performing. What is the range amount? How long have you been in business? And do you have at least three references of previous or current buyers?

you can find performing loans anywhere from $5,000 to $10M. There are tons of performers and they are all over the map. Expect to get a 9-10% return on them in todays environment. There are not a lot of sales going on right now because buyers want greater returns and sellers because of lack of inventory are not budging. so money can sit in a bank account earning 0-5% or buy a note earning 10%.

How long have you been in business and can you provide three references.

@Jim Pellerin how does one find the cap rates of listings in certain neighborhoods for free ? Because I can obtain the city cap rate, but it does not neccessarily mean that it represent listings within a certain neighborhood. Is that a correct assessment?
