I get what you guys are saying, the problem I've been having is that I'm getting pre approved for a Hard Money loan, but they want a certain amount upfront. They use the term "Skin in the game"?? I have the deals it's the money upfront I'm lacking. What should I do in this situation??? How do I close deals or wholesale period for that matter. Some investors even said "skin in the game is normal".

I have gotten some really great tips on Hard Money Lenders when looking for Wholesale investing. The problem I'm having is that a lot of Lender's want what they call "Skin in the game". They require a minimum of 20% in the rehab cost or purchase price for funding. Is this normal? If so how can a beginner investor invest when they are limited financially?? Why not just go to the bank to get financial approval?

Hi I'm currently shopping for deals to wholesale. Is it wise to apply for hard money loans now or wait until I get a deal under contract?

Hi I have 2 properties that I need to get funded that are not credit driven. I'm looking to find a reasonable private or Hard Money Lender that Investors normal go with to get funding. What is the due diligence that a investor needs to have before choosing a Hard Money Lender? Are there anything I need to know about hard money lenders before I try to get funding from them?

Hi, I'm trying to flip a property it's my first flip in a good area, and the lender wants paperwork of a "Broker Price Opinion"? What is it exactly? And what is different from an appraiser than a BPO?
