If the building isnt a registered condominium yet then you'd essentially be paying "rent" to the builder.  Its called occupancy fees.  Often at this time you are not allowed to rent your unit. Although some builders may authorize you to rent. 

If your margin is narrow, I would stay away.  Condo fees rise and taxes rise.  You may not be able to increase your rent enough each year to cover that.

Condos are a dime a dozen.  You own the space in between the ceiling, floor and walls.  If something negative happens to the real estate outlook in your area, exiting is a lot harder.  There is nothing special about a condo.  There are so many of them out there and a buyer will have their pick driving the price down. 

If you do decide to buy a condo make sure you are near the subway line.

I had an accountant close by in Grimsby that explained the tax obligations between incorporating or keeping a property in your own name.
