Thank you all, for your advises on how to deal with the situation. 

I gave my tenants a notice to comply  and they immediately reached out to me. The extra person and her dog are visiting from out of state for the holidays and will be departing on Jan 2, they agreed to pay a $150 penalty for having an unauthorized pet in the apartment. I made it clear to them that there're not other pets allowed without my permission.   

@Anna M. thank you for the great advice. I will enforce my lease as thomas suggested. This “companion” dog is nothing more than a sentimental pet, they failed to provided the proper documentation. 

Im preparing a notice to quit and a roommate agreement/lease addendum. The extra dog has to go and the person will be an extra charge. 

Thank you all for all the advices. Im just starting my jorney as an investor and each and every of your comments are greatly appreciated.

That is usually reason enough for many landlords to turn a blind eye to most lease violations.

The fact is it is your property and your lease. What do you want to do about the violation. My opinion always is that if you have no intention of enforcing your lease then why do you bother having a lease.

Either inforce the lease or collect the rent and let them do what ever they want.

If you are asking how to inforce your lease that is one thing but if you are asking should you inforce your lease ...well ...that's a dumb question isn't it.

As i mentioned, im new in the business and I was looking for advices from more experienced landlords. I am enforcing my lease but needed to know which path was the best to take. 

And No, i do not think my question is dumb.

hi,

Im very new to rental properties and thanks to Brandon Turner and his books i wil be in the game for the long run.

My issue is the following; I just found out my tenants have an extra dog and person living in the apartment that were not part of the lease. We agreed to 1 companion dog only. But today i was doing some work around the house and saw this new person walking this dog. I asked the neighbors upstairs to make sure they were not just visiting. They have been there for about 3 weeks now, according to the neighbors. I have not confronted them yet because im not sure what is the right thing to do.

These tenants are ALWAYS early (10 days) with the rent, although they do complaint about any little thing (even when visitors ring their bell by mistake) and are not the cleanest. 

What would be the right move here? I was thinking about asking them to move out  the dog and extra person or terminate their lease which has 9 months left. Would i be entitle to any of the deposit? Since they’re the ones in violation.
