Hi fellow investors,

What rent payment platforms are you using?

I am currently usimg Zelle for my three tenants and want to shift to something better.


Here are the features i am looking for:

1. Ability to disallow partial payments.

2. Auto late charge payment. Ability to not allow base rent pay without late fees after deadline.

3. No fee for tenants. I am ok to pay a fee.

4. Seamless and easy payment setup for tenants.

Nice to have:

1. Handle tenant security deposits per state laws in segregated accounts.

I’m a lender and we have put a full eclose in place. Application, appraisal, to funding can all be done from your couch.  We are telling clients to allow 45 days, but are currently closing in 30 or less.  Appraisal waivers are helping to shorten turn times.

Hi fellow investors,

Hope everyone is safe and sound in these difficult times. We have a locksown in Chicagoland like many other places.

I want to get some feedback on other members that have closed on a refinance recently as we are looking to do so for our primary residence.

Have the lelders switched to using drive-by or paper based appraisals in locked down areas?

Are remote notaries being used for closings?

I read that Fannie and Freddie have recommended or allowed modified appraisal and closings to account for locksown but I am not sure what is actually happening on ground.

We are looking for a conforming refinance on primary residence with 20% down. I am expecting a 45 day process. Has the timeline expectation changed significantly because of the locksown and modified procedures?
