Good afternoon bigger Pocket family!

I been so busy building that I haven’t had a moment to come back on here and update you all. I hope this post finds many of you well and persevering!

Two years since my last post and I’m nearing my target goal of 2 dozen. Although I’m 31, my initial goal was to attain 2 dozen single family homes before 30. However, I been now flipping property to acquire assets to fund cash. The goal is to acquire rentals and have them paid off early on. Proud to say a majority have been paid off...anything that I’m flipping has equity allowing me to make profit and cash out deals. Everyday I’m learning something new. Wether it be about people, the business or myself. You have days of burn outs because you do it all on your own. But than you have days so powerful that you are proud you never gave up on yourself. Life is going to give you continuous road blocks...things of your past may linger, family members may now become your enemies due to your success, friends look at you different because of what you have done for yourself. I’m here to tell you, f$&@em! You owe it to yourself to be a bad ***! You owe it to yourself to be the legend that you are. People think you worked this hard to stay the same. Remember, many want you to do good but never better then them. Many come back around not because they miss you, but to see how they can leach of you as well. It’s lonely at the top! That’s why a Ferrari has two or one seat. You can read as many books but that won’t do much for you in life. The best way to learn a trade or any skill is to jump right in and start working. Acquire the knowledge as you move forward. I’m learning everyday. No risks no rewards! You may have something holding you back, I’m here to tell you whatever doubt you may have it’s all an illusion. Fear is an illusion. Nobody is going to come give you ****. I continue despite having all that I have put in 80-100 hour work weeks..yes I can relax now, which I do on occasion but I still work as if someone is working harder to take it away from me. Make small attainable goals and work on them daily. YOU are YOUR own MOTIVATOR! If you truly self reflect, you will find that many are still doing the same bull **** they where doing last year. Not many are progressing. Remember, there is greatness in you! Only you can bring that inner beast out! Nobody else! Nobody wants to be seen starting at the bottom, to prideful...slow success builds character, fast success builds ego. Take it one day a time, take care of your mental health and take care of you. Make yourself proud. People are going to talk, wether you are doing well or not. And those talking about you are a blessing, the fact that people took time out of their pathetic lives to have a conversation about you says a lot about you and how you are doing and a lot about how they are doing.

keep pushing yourself. On good days and bad, keep pushing and keep climbing. If you think you have no one believing in you, know that I believe in you! Keep hustling and keep grinding you bosses!

Here is a gift to myself..to inspire you all that dreams are attainable..my 1 of 20 karma fisker color combo! First and only one in my city!

Thank you all for the kind comments. A quote i have created for myself and live by "It's not about the time that was lost, but the lesson learned"-Fatema Sobh. Good luck to all of you on your personal journeys. When motivation dies, it is discipline that will pave the way to achieving your goals. On the days you do not want to work, are the days you have to work the most hardest at. Stay driven! God bless

@Sebastien Hitier I can replace my income now, however I chose to work 80-100 only because I continue to find deals and income from both jobs help fund me quicker. I picked up a foreclosure for 7k, 3 bedrooms brick. It boarders two great areas and behind it is a golf course. Rehab is 10k, and rental will be 850-900. Im hopefully looking to turn all my rentals into section 8. I find them more suitable with my work schedule. Houses I have picked up have varied between 7k,13k,10,25k,30k,68k and each rehab is no more than 10k. Some only paint and carpet and rent is between 850-1300k depending on size, basement and garages. Different areas in Michigan, I don't target one specific area. Good to be in different areas. Hope this helps you and many others. Deals are found on craigslist, realtor, mls, and house hunting for abandoned homes as well.

Thank you

Thank you all for the kind words! So happy that so many of you are striving for your goals! Great to be on bigger pockets and seeing so many with the same ambition and drive!

For those asking regarding funding and prices...I purchased ford stock during my undergrad years back in 2008 and held for a few years. Right around graduation time I sold for 15. Around 2013. After personal issues and moving in with family to help tend to my mothers illneses did I consume myself with working 80-100 hours since 2013 until today. There are 168 hours in a week, 24 hours in a day. I chose to work 16-18 and sleep minimal. I know a burnout is due because I feel it almost everyday. However, the obsession and drive of where I was to where iam today pushses me daily.

All my incomes are positive cash flow. I picked up at the right time. When the deals where still hot. My first property I picked up for roughly 30k. Older person was moving into a retirement home. And no family member wanted it or the hassle of listing it. So I put an offer and took it. It is now worth 110k. I buy mostly cash. It's hard at times because many deals have slipped by not having the capital. I don't like to team up with other investors due to interest rates and other terms. I rather build on my own and take in the profits solely. If I'm doing the work of finding, buying, rehabbing why give most of the positive income to another investors because they "chipped in". I rather build slowly and acquire over time.

Websites such as realtor, Mls, Craigslist, and wholesalers are all websites and networks I have purchased from.

Good luck to all of you! And thank you again for the kind words!

Thank you all for the great support. I appreciate it! I'm new to bigger pockets and learning slowly. I would like to dedicate more time in the future. I'm just a little overwhelmed with a few projects going on and my two jobs.

Erika, i was periscoping a few years back lol, great memory. I buy all over the michigan area. I don't specialize in any particular area. Where ever there is a deal i attack! I don't buy and flip, rather buy and hold for passive income. Each rental is between 950-1300 dollars. I was fortunate to pick up most cash at a low deal. Networking is key. I would like to continue this for one more year and eventually venture off into commercial.

Again, thank you all for the kind words. God bless!
