Is there a site out there where I can get sales data for a particular zip code and it will allow me to download the data in a .xls/.csv format?

My lease sounds like Marc's:

11. DAMAGE TO PREMISES. If the House, or any part of the House, shall be partially damaged by fire or other casualty not due to Tenant's negligence or willful act, or that of Tenant's family, agent, or visitor, there shall be an abatement of rent corresponding with the time during which, and the extent to which, the House is unlivable. If Landlord shall decide not to rebuild or repair, the term of this Lease shall end and the rent shall be prorated up to the time of the damage."

As a landlord is there any room to discuss the condition of the house and pro-ration of the deposit?

The fire investigation has yet to be concluded, but so far it's pointing to an accidental fire and my tenant is already asking for his deposit back.

My feeling it's too early to release the deposit until I see a finalized report and the matter comes to a conclusion. Fact of the matter remains, it was his items that started the electrical fire. Could it be the home builder's liability? Hard to say at this point and it will be a long while until we get to that point.

Legally, what can I do and can't do here?

Shouldn't his renter's insurance provide him "assistance" if he needs the money to rent another home?

Not sure yet. The tenant had a couple of items hooked up to a power strip (back massage + laptop) and came home to a fire inside the bedroom where it started.

it's considered an "accidental" fire of his electronic components plugged into a power strip.

My rental home caught fire and received some extensive damage. The tenant does carry renter's insurance. Do I have a legal claim to collect from his insurance?

some cases they could even work as an investment...but there are definitely stronger cash flow plays elsewhere in the valley...so an investor in high rises would have to have an ulterior motive as well (ie: holding for appreciation, second home, vacation split, etc.)

I wonder how much lower they will go?

In your opinion where else in the valley would you invest?
