If your concerned, try to find someone here on the board that will help you do a deal or 2, split the profits with him/her and everyone's happy.

thanks guys looks like 20% or more for a profit. looks good to me and always the more the merrier right?? lol looks like a good rule to follow to me.. I have hard money costs though so would u still recommend the 20% net?

Ok what do u guys think is a good number or % net to make, or rule to follow when doing a rehab? say under 150k sell price and over 150k sell price? also do u try and make the nicest house in the area and still sell for 10% or so less than the other houses are listed for or above what the other are listed for?

Whats a good amount "net" to go with to do a rehab. minumum amount? say on houses that retail from 80-140k and then houses that retail for 200k to 500k ? :D

ok im a little confused. some of you guys are saying be withing 20% of asking and others are saying it dont matter just offer what u can pay end of story!! which is the best rule??
