Love this neighborhood!! there are two newly built homes and one home being renovated on this quiet little street. Area is definitely being gentrified.

It's been recently fully remodeled. Paint job and final clean up has been scheduled. new carpet. roof and foundation in great condition. it'll be move-in ready in the next week or so.

I'm flexible on purchase method:

1) Cash in full

2) Seller finance

3) rent to own

Terms will vary depending on how much you want to put down. This is a great opportunity to get into real estate if you're a newbie or simply strapped for cash. :)

market rent in this area is $650/mo.

This will probably sell fast.

I beg you to stay away from Morris Invest. I, and many other investors, have been trying our best to reach as many investors as possible to spread the word on Morris Invest and the scam he and Oceanpointe have been running. He’s an excellent marketer and he will convince you not to trust negative reviews but we have been taken for tens of thousands of dollars. 300+ investors (without exaggeration) have been dealing with the Morris Invest nightmare. Stay away from: Morris Invest Clayton/natali Morris Oceanpointe/Oceanpoint Blue sky Bert Whalen I urge you to contact property management companies in Indiana (Wilmoth Group, BHB, etc...) and Jacksonville, FL to confirm my statement if you’d like. They’ve all heard about the huge scam and the big Morris Invest mafia and have inherited hundreds of investors with properties that were never rehabbed, squatters, no utilities, etc etc.. I’ll send you more info directly.

@Jay Thomas I hear you. It just doesn't sound right for someone to just break into your property and you can't do anything about it but follow the legal process. 

I guess nobody would be safe leaving their home they live in to go on vacation, if anybody can just break in and feel at home while waiting for the legal process to kick in. Good thing the eviction notice is about to expire.

Great cashflowing investment property with a market rent of $675/mo.

I recently rehabbed this property. The only part of the house that needs work is the basement (~$4,000).

Very quiet street, nice neighbors. I currently live in Texas and no longer have the time or cash to get it rent-ready.

@Hattie Dizmond you're probably right that this may have been handled differently in Texas (I'm not a lawyer and don't know the laws regarding squatters), but I know Texas is a landlord friendly state. Where I'm originally from, street justice would have done it and he'd be out in one day, but this is the U.S. so I'll have to respect the laws here and abide by them, as you and many others have stated. :)

@Randy E. he claims to have been there since April, which is a lie because it was vacant in May. 

Thank you all for your input. I may have given the impression that I was actually going to go break into the house, but I have more sense than that. I was presenting a hypothetical scenario our of curiosity and how the law would have played out if I had done that. 

All great suggestions though. I've read every single one of your replies and will adopt your suggestions moving forward. Just another lesson learned :)

If you've had a similar experience or are a lawyer I'd love to hear your thoughts. 

One of my properties in Indianapolis has a squatter, who basically broke into the house when it was vacant. He changed the locks and has a fake, one-page lease that he claims he signed with a guy that rented him the place. 

My property management company has gone through the legal process to evict this individual. The notice has been given to him and he has 30 days to leave the property. I have a great property management company who's been on top of this issue.

Here's my question. Why do I need to go through the legal process to evict a squatter (a criminal) who I have no legal agreement with? Isn't this simply considered breaking and entering/trespassing/burglary? I was told that the cops can't throw him out without a proper eviction notice. Logically speaking, it makes no sense, but then again, logic doesn't matter, it's whatever the law says. 

If law enforcement can't do anything about squatters, can I then just simply break into any home (when people go on vacation or even leave to go to work in the morning) change the locks and claim that someone rented it to me and simply present a fake lease that I typed up, and enjoy their home until I get legally evicted? 

I can understand going through the legal eviction process if I had a legally binding contract (a lease) with this person, and he violated our lease agreement or stopped paying altogether.

I really would like to know what would happen if I just went and broke into the house... after all, I own it. It'd be funny if he called the cops on me, knowing that the deed is under my name.  

I'd appreciate your thoughts but I'll definitely seek legal advice.
