I bought this property for $60k and rehab for $65k, I just sold one down the street to a cash buyer for $205k and they just rented it for $1900 a month , now am thinking if i should brrrr this property for the same $1900 rent amount since it has the same finish? What will you do? I also have one similar property with light rehab two blocks down that rents for $1600 a month. Also recommended a lender if you know one i can use brrrr, I have multiple rehabs going on now so not a good credit. Thanks

Yes i believe hiring it out to a professional makes lot of sense, they might probably spray it instead of painting. Also i see more of light gray on new rehab this days and they look beautiful on bricks. Good luck

If this is your first one just pass it on, there is a whole that can happen through gut rehab. You might probably loss money looking at the work needed and time frame.

it's been two weeks now and still have got draw from realty shares after inspection for one of our properties. All our worker are angry waiting for two weeks without funds. Now what????

Has anyone has a problem with draws from realty shares? This is our 4th draw request and it's taking like forever to receive funds. All our funds takes like two weeks or more without the delay from the inspection and this is delaying our project, correct me if am wrong or it's normal. Frustrating

We don't giving any upfront money any more, we informed every contractor before they come out for estimates, there is a lot of them out there who will work without deposit.

you might wanna check if there is no hidden space behind the ceiling, if not pass it on. Good luck

We do install cages in all our units now or we simply let the buyer knows that we will be installing it at closing, normally they don't have a problem with that. Hey i won't worry, you might probably get a better offer on it. Good luck
