My suggestion is to first complete the list of your buyers and see exactly what they want.

When you find a buyer, there are people who have good deals on Facebook and you can easily make a JV with them.

actualy you hitting two birds with one stone.

@Russell Brazil I try as much as I can to give a reasonable offer to the seller.If his offer is unreasonable, of course not

Hi everyone,Recently, I read an article on video offers, which is a good way to persuade the seller,

My questions are »»Should we show to seller the 70% ARV that we calculated ?

Is the seller willing to sell it 30% cheaper than the market?

Is there a better way?

I haven't tried this method yet and I want know your opinions

Because of the lower rules, I usually prefer to choose a small title company. I have not yet signed a contract with a title company in Lakeland, Florida.

Do you know of a small title company in Lakeland Florida?

The seller puts a lot of emphasis on non-refundable, which is why I'm skeptical

And this emphasis has made the story unusual

@Peter Tverdov I doubt the seller, he does not show the property document. It was mentioned on two sites that the property is 5000 sqft, but the seller himself says it is 7000 sqft(+Zillow), he now wants a non-refundable EMD, do you think there is no problem?

He just emphasizes on the nun refundable EMD

But we're going To record it in a title company
