Ryan:

Having the handyman signed a disclaimer would protect me from any liability? If it does, then sure i can get him to sign a disclaimer, but i am not sure if it would hold any value GOD FORBID, just in case?

thanks

Thanks John!

If there is only one individual (Handyman) then its possible to put him on my insurance but i dont have that option. I happen to be shopping for them all over from PA - CT. Or otherwise, like Patrick has mentioned, i should only hire if they have insurance and i guess thats what you are saying, if they are licensed then they must carry insurance.

thank you both.

thank you Patrick.

I think you have answered my questions, if they dont have insurance, then there is a potential for litigation, i think, right?

thank you.

Does the landlord needs to protect themselves from any potential liability from handymen? Unlike the contractors, the handyman may or may not carry insurance and therefore, in case of any injury at the work site, can the handyman sue the owner? Should we check their insurance before hiring? What do most landlord's do to protect themselves? Thank you.
