Hey Jonathan and Joshua, thank you both for the replies. You guys confirmed what my gut was telling me. Not only is the sub-lease situation inherently messier, but it sounds like my goal of assigning property management to it would be infinitely harder too... After chewing on this for a few days, I've made the decision to empty the entire condo and prepare it for a standard long term, non sublease situation. Thanks!

Hey all,

I'm considering property management for a condo I was previously house hacking in North Hollywood, but am now thinking about renting out the room I was previously living in, meaning I'd be renting by the room (2 rooms total). I'm not sure what companies to reach out to that have experience in condos and rent-by-room situations. Any recs?

On a separate note, I'm curious to hear any thoughts on if this is even a good idea, compared to renting out the unit entirely. I'm already getting bogged down and in the weeds with considerations of going furnished vs. unfurnished, utilities paid vs. having the 2 tenants sort it out amongst themselves lol... Am I overthinking this? I don't want to give my current tenant the boot if it makes enough sense not to.

Hi all,

Is a female tenant (who lives in a divided space of a living room) within their legal rights to refuse to live with a prospective male tenant who would be living in the master bedroom of the unit? This is obviously a roommate situation, but I was under the impression that only an owner-occupied unit creates the ability to discriminate/prefer things such as gender, it doesn't seem right that a tenant can block a landlord from bringing in a new tenant whose sex the current tenant doesn't prefer.


Is this right of refusal really extended to other tenants already inhabiting a unit, or does this turn into a Fair Housing situation, where no discrimination can be practiced, since the owner does not live in the unit, merely a tenant who is complaining that she does not want to live with a male. To be clear, the only thing they would be sharing is kitchen space.

This helps a ton, Rory, thanks! Really good to hear about the ease of letting a lodger go, should it come to that. I'm curious to hear what the length of your lodger agreement is, if there even is one, since both parties can exit at any time.

Hey all,

First post on Bigger Pockets, stoked to be here!

I'm starting my real estate investment journey by househacking a condo I'm already living in here in North Hollywood. The HOA does allow me to take on tenants, so all good on that end.

But now I'm trying to dig up info on LA County's requirements/regulations, and was hoping this sub-forum could shed some light on what it takes to do things by the book here. Do I really need to do things like register with the Housing Department, obtain a business license or register for a tax certificate? Apparently this is necessary in some municipalities, but I can't seem to find specifics for LA.

Any info is much appreciated. Even better if you could teach a man to fish, so I'll know how and where to find this info efficiently for future investments.

Congrats Ikenna, excited for you!

I'm still making my way through the HouseHacking Guide and man has it been blowing my mind only a few hours in... Can't wait to learn how to get tenants in with the right contracts and such. Did you learn from the guide as well, or any other resources?
