Quote from @Mark Updegraff:

I just joined after attending Raisefest in Louisville.  The conference was the first of it's type I've attended... I know, I know, I've been out of the loop for waaaay too long.  The cost of admission was worth it as I was able to make really good connections with a lot of people both in the program and not.  I'm at one week since the conference and becoming a Raisemaster and not only did the conference really AMP me up, having the modules at my disposal over the last week has helped the momentum grow.  I know there is a lot that I'm going to need to learn, and ultimately it will come down to how much the student puts into it.  The program has a 30 day money back guarantee, which @Hunter Thompson says no one has ever used & I believe it.  I've been trying to add as much value as I can to the Raisemaster community as I navigate into the world of capital raising.  I've asked a couple questions in the slack so far and have had almost immediate responses from very experienced members.  I've only been in a week so far, I'm hoping there is a little more structure for new members than there seems to be at this point.  I know Hunter is busy, but it seems like something more needs to be in place for people that have just onboarded, though maybe I'm just not being patient enough as I'm sure they onboarded a surge of people in conjunction with the really excellent production.  I have a call scheduled with someone on his team for Monday & hopefully that gives a little better direction / insight into best practices for new members.  You can reach out to him direct on voxer but that seemed like an automated reply as well. You can talk to him / his team in the monthly meeting but they're on an agenda so don't expect to much one-on-one type support there.  There are networking opportunities with the group after these meetings as well but it seemed like mainly people in the program and not experienced capital raisers that are there by design (but I could be wrong).   Just my take away so far.  I'm definitely going to put 💯 into his program and will give you honest feedback along the way if you're interested.  You can ping me in this thread for an update anytime.  Sincerely, Mark Updegraff

Hi @Mark Updegraff- I'd love to learn more about your experience in Raisemasters to date and some challenges you've faced. I'm thinking of joining the program myself.

I'm in need of a IO bridge loan that needs to close by this Friday. Any suggestions on PMLs or HM Lenders that can close a 12-24mo bridge loan (no prepayment penalty) to refinance 80% LTV (rate & terms only) fast?

Hi Investors,

I'm in search of any private lenders that would be interested in financing a commercial land development deal in Peru. We have plans all ready for the project and we can collateralize the loan with the land because it is owned outright. Please contact me asap!

Hi BiggerPockets Community,

Any HM or PMLs out there that finance manufactured homes? It's a very small purchase price of $85,000 + ~$30,000 in rehab.

Hi BiggerPockets Community,

I am reaching out to the network in search of a private lender interested in a unique opportunity in South America. We are currently developing a gold and copper processing plant in Peru, a project with significant potential in a mineral-rich region.

To support this venture, we are seeking a secured loan. What sets this opportunity apart is the collateral we are offering: land in Peru valued at $1.8 million. This land is strategically located and holds substantial value, free from any encumbrances, making it an ideal security for the loan.

We are looking for a loan amount of $1.2 million, which will be directly utilized for the construction and operational setup of the processing plant. The project is backed by extensive research and feasibility studies, ensuring its viability and profitability. All necessary business licenses and environmental clearances are already in place, underscoring our commitment to compliance and sustainability.

Our team, comprised of experienced professionals in the mining and processing industry, is well-prepared to execute this project effectively. We are confident in our ability to provide a solid return on investment and are committed to a structured and timely repayment plan, driven by the revenue generated from the plant’s operations.

We would be happy to share detailed project plans, financial projections, and any other information required for your due diligence. If you are a private lender interested in discussing this opportunity further, please feel free to reach out to me directly.

Thank you for considering this opportunity, and I look forward to potentially working with one of you to make this venture a success.

Best,

Farhan

Post: Gap Loan / 2nd position lien needed

Hi all,

I'm closing on a property this week with a hard money lender in Bella Vista, AR. I am looking for a gap loan of about $30K to cover holding costs and my closing costs for the hard money loan. I have this deal priced and structured out to be able to refinance in 120 days or less and pay back but I need someone that can wire funds fast. I have all documents needed to vet the deal (appraisal, hard money terms sheet, closing info, etc). I am on a tight schedule so if there are any investors that can move quickly please let me know.
