@Farhan Anwar belated welcome to BP! Glad to hear you are ready to start taking action. The biggest step is finding (and starting) your first deal!

I am also in the DFW area, and I went to college at UNT; personally I think Denton is still a strong market (along with a few other pockets in DFW).

I'm a mortgage broker, so happy to talk about financing if you have any questions; DSCR loans aren't as scare as some lenders make them seem, but there are some nuances to be aware of!

 Hi Tyler,

You are surely my guy as soon as i am finalizing my options, trying to evaluate a couple of turnkey options, will connect with you soon.

Hey @Farhan Anwar and welcome!

Saw you were in the Dallas area and new to investing, same! Our goals are pretty similar so wishing you the very best on your journey. Would love to connect.

Something I've learned from listening to the Bigger Pockets podcast and reading the forums is networking. I just went to my first meetup in Arlington last week. I think the group is called IMPACT, an Arlington REIA. There may be one in your area and I imagine they can tell you ALOT about your strategy and market as well! If I come across lenders or investors that align with your goals, I'll be sure to send them your way. Wishing you the best!

Hi Lauren, Appreciate you taking time to reply. I have signed up for next IMPACT. And I will also try to get engaged with the local REIA in my area.

Hello Farhan, Congrats on starting your REI journey! It sounds like you have a clear aim of what you want to do and that is arguably one of the most important things you can do for your success. I think you are looking into some solid markets as well.

Thanks, I am searching and analyzing some properties, hopefully will be able to find a good one.

@Farhan Anwar Great to see you have a solid plan and goals. I'd look at mid-cities (Hurst, Euless, Bedford) areas for single family deals. Some parts of Ft Worth and areas near Denton can be good as well. I'd personally want a place I can fix up and then rent it out to build that equity. You'd be paying premium for turnkey and most times the numbers don't work out. For the loan, you'd probably be looking at a higher downpayment (30%) to achieve your DSCR (1.20+). Feel free to reach out if you need any help. Good luck and keep us posted!

Thanks for the feedback Mo, yes you are right FW and Areas around Denton are also on the list. Do you think at the start I can take on Fixing and handling things with contractor? I was thinking to make a turnkey deal first then move to fixing and renting. But yes, if I see numbers don’t work on these and ROI is coming out after 5 years with 30% down, will need to eventually fall back on your idea. It’s in my plan.

Hi BP Members,

I am starting out in the realestate investing business after a long delay, joined BP 3 years ago but didn't take out enough time to focus due to job, transition, travel, kids etc. My Long Term Goal is to replace my existing income in 5 years time with RE Investing Business. I am finding RE Investing fun to learn and talk about in my circle. My Short Term (2Y) Goal is to strategically invest, buy and hold properties with positive cashflow. I have decided to start with turnkey rentals and learn my way up to other strategies focusing on buy & hold. I want to avoid Fixer-Uppers, Distressed and Foreclosure Properties for now.

I'll be starting out from the market where i live such as denton, dallas and tarrant counties so that its easier for me to visit and work on them, and later on expand to TN, MO and FL. I will be looking initially with Single Family Homes and Duplex Units of less than 5. I'll primarily leverage from DSCR Loans for Buying and Personal Cash for downpayments & closing costs to create a portfolio that starts generating cashflow.

Please advice if this is a good strategy? if you think it can be improved. Appreciate your feedback in advance!
