Thanks to each of you that provided me with valuable information. Good news, I was able to come to an agreement with the previous tenants by getting another months rent and security deposit. I was also able to find a new tenant within 6 days. I appreciate the insight and this was a great learning lesson for my future properties.

Hey BP,

I have a tenant who wants to break a Texas lease. They signed in June 2020 and they want out by February 2021. They want to forfeit the security deposit for the February rent and leave the property not having to pay for the remainder of the months. I have read other posts on a lease buy out or taking legal action. I do have an Early termination section in the lease and it clearly states that they must find a new tenant and if they do it must meet landlords qualifying approval. If they do not find other qualifying tenants, is it possible for them to stop paying and abandon the property? They have vacated and cleaned the property and moved to their new location but have been coming back and forth to maintain the property until new tenants are found. Are there alternative solutions to this situation?

@Guifre Mora Thanks for the response! Yes this information helped a lot as I am currently looking at lenders for the property I am under contract. Learning about the financing has given me a tremendous amount of knowledge on the market, down/fees, and how rates work with investors vs O/O. I am keeping an eye out for what will transpire in the next 1-2 months

@Owen Dashner Thank you for your response! I think for my first few properties I am going to manage them myself. Like you said it will give me a foundational background of being a PM and allow me learn and seek a PM later down the road with expectations on how I would like the properties to be managed.

@Cody L. Thanks for the response! You gave great pointers for SFH vs MFH. After learning from many individuals my goal is to get a few SFH and learn how to be a PM and then start venturing into MFH. Once I acquire multiple properties in both categories, I would then hand it over to a PM or a PM company. This would all be based on how much time I have to manage the properties
