When I find a deal and I want to put it under contract, do I have the agent sign my contract ? Also what do I if they want me to sign their contract instead?

In my area where I live there is a lot of boarded up properties, also known as shells. Is it a good idea to try to wholesale those types of properties? Im hesitant because I assume it would make it harder for the buyer to see what they are working with on the inside.

@Richard C. I should've included that I planned on wholesaling it. You are correct I did read a book and have been attending local meetings for a while. So this is not something I'm jumping into.

A seller agreed to make a deal for his property. I'm buying it for 95k but there is another person that owns the property as well. Do both owners need to sign the contract because I only spoke with one of the owners
