The car is currently non operable and it is parked in their designated off street parking spot. The lease does not specifically state anything about all vehicles must be licensed and operable, but we do state that they must follow Federal, state and local laws.

I know that looking at someone's car is a great indication of how tidy of a renter they are going to be. Well, I had a gall drive up for a showing in a nice Suburban with her mom and we ended up renting to them (divorced daughter with two small kids and her mother.) The minute after they signed the lease her mother parks a beat up car with a missing tire in their allotted parking spot! This is a classy historic neighborhood in a great part of town. I do not want junk cars parked in the lot. I spoke with the gall and she told me she was saving money to get it fixed. Anything else I can do at this point? Thanks so much for any advice. I've been on BP for a few weeks but this is my first post.
