Be advised, they can require some extensive tenant improvements depending on what type of tenant you attract. You can negotiate all that in the rent.

Thanks, Michael. So it's customary to propose an NNN lease upfront? Also, can you speak to using leverage for such properties? do's and don'ts?

I’m new to commercial RE investing and I’m considering a single unit medical office for purchase for approximately 245,000. I plan to put 20 to 25% down and mortgage the rest.

I should be able to get rent somewhere between $17-$18 per square foot and the property is 1000 ft.². This is all per the seller’s agent.

Any words of advice and rules of thumb related to such a purchase, expected rental rates, etc.?
