Is it a good idea to buy entire HVAC system (Furnace + Air Handler Unit) online and have one of the licensed HVAC tech to install it?

I found a website (HVACdirect.com) who sells the HVAC system directly to homeowner.

Hello Everyone, I am from Cincinnati Ohio area. I am an Engineer by profession. I want to grow and learn about real estate investment. If anyone needs hand with general labor or anything my weekends are mostly free. I am looking forward to connect to some investors in the northern Kentucky area.

Thanks Aaron. Can i go to the court to collect last month rent? or am i not allowed to do that since they moved out?

@Aron - yes they took all their stuff away but didn't clean the apartment as specified in Move Out requirement. 

@Mark - 7 day period ended yesterday. 

I have my tenant 7 day pay or Quit notice. They left the apartment in 7 days. can i change apartment locks? also can i go to court to collect unpaid rent for that month?

@Mark S. - thank you. I would say this is more like a B-. I got this property in Winchester Kentucky. I look into few properties in Lexington area which were I would

say B neighbourhood but the prices were really high.

@Pratik P.- this was like 1% rule deal. I am hoping to make $200/month in cash flow after all the expenses. I will be managing the property.
