Question: When House Hacking, does one do the work themselves or hire out?

I am trying to learn as much as I possible about the Real Estate Investment Industry. Does anyone have any information about Wholesaling such as how do I find people to wholesale to, how do I get started, should that be where I start?? I am feeling like I am grasping at straws and just going through the motions. I have put offers in on houses and was going to use a hard money lender and that makes us have to offer much lower than if we used private lenders or our own money. See what I mean grasping at straws. Not very focused and I thought since I have limited funds Wholesaling would be a viable option. I have thick skin and know that I am scattered so honest opinions and help would be greatly appreciated with no need to sugar coat anything.

Good point. Some of the properties we put offers in and the sellers wanted full retail are still on the market. I know we have made some good walk away decisions. It is just finding that first property to get under our belt. I thought we might be just being to conservative and needed to be more aggressive with our offers to be accepted. 

We have been working with a realtor to find properties and we have made a few offers that are appropriate for fix and flip. What we are finding is that even though properties need significant work, sellers still want retail pricing. We have gone to local meet up and that did not help with connections. I just sent out some post cards to some pre-foreclosures see if that works. 

I am asking for any suggestions to find a property. 

The struggle is real to find properties.

@Chad U. I just briefly looked at Wave Software online. Do you use it? How long have you used it if you do? Do you have the ability to build a chart of accounts within the software? I like the price but I know nothing about the company or their system.

I am curious what everyone uses for accounting software. I have been using the rough old fashion method of keeping receipts. I know very bad. Time to get organized. HELP!!!!
