Hi - 

I'm currently managing 19 units for myself and wanted to start using Property Management Software that would eventually be scalable for use in a Property Management business.  Does anyone have any good suggestions for software/cloud solutions?

The tenant obviously isn't comfortable or they wouldn't have installed an additional cooling unit. I don't think a landlord should ignore that fact and think you should allow the unit and update your lease to provide for a fee if one is installed in the future.

I've been using LLCs for my purchases and have always used and been very happy with Peter Ambrose as my real estate attorney - he has a great team of people on board and I've never had a problem.

Hi bigger pockets - I want to give my mother in law the gift of a new tub and tile....anybody know someone in Brockton MA that could do the job. Looking for a reasonable job - nothing crazy fancy. Thanks for any and all suggestions.

Agree 100 percent - don't close unless vacant but that should also be in the contract.

There is no reason why you can't use an LLC and also have an umbrella policy. With regards to transferring to an LLC - the lender typically doesn't consent to this and could enforce the due on sale provision that is likely in the loan document. Some investors (including me) accept this risk in exchange for the asset protection.

@craig bellot  - am flexible on property readiness (i.e. Don't mind having to renovate) just needs to cash flow. Have been happy using a "1 percent rule".

Any recommendations for insurance brokers or agents in the Fairfield County part if CT. Have a few Multi-family properties and want to check on rates for these and an upcoming purchase. Thanks!
