Hi @Cassidy Quilling, @Justin Shepherd, @Tim Woodbridge! My partner and I are deals into our Real Estate career with a few rentals, Fix and Flips, and properties under contract ready to Wholesale. I've considered accountability partners for quite some time and would finally like to dedicate time to a group of like-minded individuals attempting to achieve similar goals. I would like to propose a WhatsApp group to get us started if any of you are interested! 

Hi Everyone,

I recently started syndicating deals with a group of investors on a single property. We are buying distressed properties for the purpose of fix and flip. We are looking for a guideline basis template of a Syndication Partnership Contract where the following is defined at the minimum;

The Partnership: (names of parties involved) 

Contributions: (the parties name and what they are contributing to the project) 

Profits/Splits: When and if the rehab project is complete and profits are made they will be distributed at an X percentage to each X member (listed out per partner) 

Accounting/Taxes: Each member assumes capital gains tax and will be provided a W-9 from the contractor and must submit their own taxes. 

Property Maintenance and Unforeseen Costs: Monthly holding costs consists of all utilities costs such as electricity bill, natural gas, water, and garbage/sewer/recycling.

Disclaimer: All parties assume loss on their own behalf, no parties are responsible for any other parties loss. No profits are guaranteed. Each party has agreed to preform their own research per signing this contract and project kickoff. 

From the requirements this definitely seems like a custom-made contract. If any members have a similar contract that we can use as a baseline we would gladly appreciate the help.

Hi,

Does anyone have a checklist they use when signing lease agreement of items to collect from the tenants and to do items prior to them receiving keys to the property? 

Items such as: Driver License, Call Utility Office to transfer Utilities over, collect security deposit + first months of rent, etc. 

A checklist for a landlord would be nice to have as there are many different aspects to remember and cover.

Is 7 day notice, where you send a notice to the tenant to let them know if they do not pay the eviction process; More like a threat. On the other hand, notice to quit is where you actually do filling with the city to start the eviction process. Is this correct?

Are you able to process applications for tenant backfill prior to your tenant moving out. Tenant has given a verbal intent to vacate in March. Can I start advertising and take in applications while they are currently residing at the property?

Hi,

I am from Michigan and would like to get my real estate license, there is a plethora of real estate courses available online. How do I know which one is legit and which ones are scams ? Can anyone suggest an online course they have taken?
